Prefabricated House m2 Prices

The m2 prices of each prefabricated house are not the same. Prices may vary according to factors such as the number of floors, floor height, insulation materials used, patio size.

Our customers are constantly asking about the m2 prices of prefabricated houses, but when deciding, we recommend that they find out what is included in the prefabricated house m2 prices and make comparisons between companies accordingly. The materials used by each company, working conditions, equipment of the master teams they work with, projects are not the same.

Impact of Roof and Insulation Preferences on Prices

The most important issue in prefabricated houses is roof insulation. The use of the right material in roof insulation is a very important issue.

Roof and insulation prices are already included in our prefabricated house prices. We have prepared this section for our customers who want to change their roof and insulation preferences or who need to make changes due to weather conditions.

Extra material pricing for prefabricated houses

It would be healthiest to learn the snow and wind load values in the city where you want to build the house. Afterwards, our engineers will examine and specify which roof and insulation materials will be used in the roof system.

Material Details
OSB + Membrane Prevents rain noise and provides optimum insulation
OIZ + TYVEK Prevents rain noise and provides optimum insulation
TEKKAT Panel Prevents rain noise and provides optimum insulation
Stone wool It can provide more successful sound insulation in wall insulation
Metal Roof Tile Provides a more beautiful appearance on the roof
Drywall and Insulating Board Application H profiles on the interior and exterior wall, i.e. blocking of connection points and beautiful appearance

Wall preferences in prefabricated houses

Panel types Insulation types Joining systems
Flat Betopan Panel 80mm EPS Foam H, U Panel
Striped Betopan Panel 80mm Rock Wool Carcass Panel
Wood Patterned Betopan Panel

Optional exterior wall design

In prefabricated houses, plain striped 2.50 m high betopan or fibercement walls are used as standard on the exterior wall. If our customer wants a more luxurious look, we can use striped & fuged betopan & fibercement instead of plain betopan & fibercement. In this way, although H profiles are visible, a much more modern appearance will be obtained.

Optional interior wall design

We recommend drywall application to our customers who do not want to see the h profiles inside the prefabricated house, so that the slats on the ceiling and the profiles on the wall will be hidden.

Optional exterior coating application

If you do not want to see h profiles outside the house and if you want to get the appearance of a reinforced concrete & steel house, we can make insulation or taconite applications on flat betopan, so that the prefabricated house becomes the most luxurious.

Optional outer wall thickness

If a more luxurious door is desired on the interior walls, we can also use 10 cm panels instead of 6 cm.

How should the choice of roof and wall insulation be made in prefabricated houses? What should be considered?

Since the snow and wind loads in every city in our country are not the same and there are different climates, it may not make sense to build a prefabricated house with the same technical specifications in every city. The area where the prefabricated house will be built may have a very hot or very cold climate. Therefore, we recommend that you make a decision by considering these criteria before starting the installation of the house and agreeing with the prefabricated house company. Especially according to the frequency of rain, snow load, wind load, changes can be made in the roof system, wall thickness, steel truss & profiles thickness, insulation material preferences. In this way, the prefabricated house you install will have a longer life and you will have a safer and more comfortable life.

Let us examine this in more detail with two examples.

Example 1: Harsh winter conditions

For example, if you want to build your prefabricated house in the European region and if we consider that it is a place with high altitude, high snow load and storms. The roof slope should be high, the roof should be steep and it will be safer to use a single layer of panel or dense izocam & rock wool to ensure roof durability & insulation. The thickness of the steel profiles will also need to be increased, especially to strengthen the wind load.

You can keep your house warm with EPS styrofoam or rock wool, which provide high insulation inside, except that the outer walls are 10 cm and the inner walls are 6 cm. Please note that interior walls can also be 10 cm. Exterior walls can also become thicker with extra coatings. Many extras can be provided in a prefabricated house, but we recommend that you do not avoid the expenses to be made on the roof, especially regarding insulation and durability. Every investment you make in this step will guarantee your future.

Example 2: Arid hot climate conditions

For example, let's say you want to build your prefabricated house in Africa. Roof insulation may be easier in warmer climates and there will be no need for a high roof slope. However, using OSB, sandwich panel or single layer panel application on the roof will optimize the insulation on the roof and absorb the heat from the sun in the best way. In this way, the inside of your house will remain very cool and will not take the sun directly into the house. The use of EPS styrofoam or rock wool in the wall insulation of the house is also the healthiest method. Apart from these, metal tiles can be used on the roof for decoration purposes instead of trapezoidal sheet metal. We would like to remind you that our prefabricated houses have been used in tropical regions for many years without any problems.

Since the increase in the cost of prefabricated houses is less than the increase in construction costs, it can be a more logical alternative.

VAT on prefabricated house prices

In prefabricated houses, the VAT rate may change as a result of the rates decided by the state. As of 2024, if you build a prefabricated house officially, you will have to pay a 10% tax. Current prefabricated house prices do not include VAT.

In fact, the process is the same regardless of single-storey or double-storey, but prefabricated house building license costs vary according to many criteria such as project details, construction area, municipality, ground, etc. The healthiest information is to consult the architectural offices of your municipality.

Can a prefabricated house be built on every plot?

Unfortunately, it is not possible to say something clear that prefabricated houses can be built on every plot. Prefabricated houses, known as ready-made and earthquake houses, are structures that can be assembled in a short time after they are produced disassembled in the factory. Thanks to this method, your prefabricated house will be both suitable and your construction time will be much shorter. We recommend that the land where your prefabricated house will be built should be zoned. In unzoned cases, it will be the healthiest way to ask the architectural offices of your municipality.

Can you build a prefabricated house on an unzoned field?

In order to build a prefabricated house on unzoned land, you must officially have a plot of land larger than 5 acres, i.e. 5000 m2. In such a case, you can build a prefabricated house up to 250 m2, that is, an area of 5%. By saying that you will do agriculture, you can get zoning to be suitable for agriculture. However, since each plot has different characteristics, we recommend that you get confirmation from architectural offices.

Is the heat and sound insulation of prefabricated houses adequate?

Prefabricated houses are both very durable and highly insulated structures.

With 10 cm outer and 6 cm inner wall thicknesses and 16 dansti density EPS styrofoam inside, prefabricated houses provide a super insulation for sound and heat insulation.

Prefabricated houses can also be used in very hot and very cold climates. Of course, if there are values above the standards, the roof can be reinforced, the roof slope can be changed or the walls can be made thicker. In this way, precautions are provided for the harshest climatic conditions.

Advanced insulation can be achieved by using glass wool for roof insulation.

Are prefabricated houses soundproof?

Of course, it would not be correct to say that prefabricated houses do not pass any sound. After all, all structures can pass more or less sound at certain rates. Sound insulation is provided thanks to the air gaps inside the Betopan wall panels. Especially in our prefabricated house test videos, we recommend you to examine the sound insulation with the windows open and closed. You will be convinced that it performs better than reinforced concrete.

There is no insulation difference in single-storey or duplex houses. In other words, an additional insulation application is not required in duplex houses, but since we use reinforcing stainless galvanized steel frames on the mezzanine floor, we also make duplex prefabricated houses ready for external impacts or wind. Extra cork coating, screed application, extra rock wool applications can be made so that the insulation between the lower and upper floors is the most successful.

How many days does it take to manufacture and assemble prefabricated houses?

The biggest advantage of prefabricated houses over traditional reinforced concrete is fast installation. Did you know that prefabricated houses are the fastest installed structures?

Of course, prefabricated houses are not only assembly. There are also stages such as water basement preparation and prefabricated house production. While the foundation can be ready within 1 week. Production is ready within 10-25 days. The assembly stage depends entirely on factors such as the m2 of the prefabricated house and the number of floors, but a single-storey 100 m2 prefabricated house can be assembled in 7 days. Afterwards, the process ends with 1-2 days of painting.

On average, your prefabricated house can be ready to sit in 1 month.

Prefabricated or reinforced concrete?
